At Aarna homes we believe in educating every customer with detailed information of our building process so you can be prepared for what's coming next.
The first Step for your Home Journey is the Initial meeting with our sales team.
In this meeting our sales team will get an understanding your Brief.
So bring all your Ideas, thoughts, photos, sketches to our experienced sales team. Even a simple description of your dream home will do.
Once a rough layout and façade design has been decided, we will provide you with a Quote along with the Inclusions list.
If you are happy to proceed further the next step is to pay the $3000 initial deposit and setup a meeting with our Architect for Concept Drawings.
Once the Concept Drawings are finalised, we will prepare a set of Preliminary Working Drawings for you.
You’ll meet with our sales team to review and sign off on these preliminary plans and tender document.
At this stage, we will be signing the Building Contract and securing it with a 5% Contract Deposit.
You now have a detailed idea about how your house will look. So it's now time to seal the deal and proceed to the next stage of this journey. A project co-ordinator will be appointed to your home.
Your Project Co-ordinator will explain the contract in detail before you sign the building contract.
The next step is finalising the finishes, colours and styling of the house. A colour consultant will be appointed to you whose main duty is to provide advice and guidance to you in making the correct decisions for your home.
Once we know what we are building, its time to get all the approvals including the developer approval and the Building Permit.
Once we get our Building Permit, one of our experienced building supervisor will contact you to meet our construction team before commencing the construction work.
After the Preliminary Inspection of your land we will erect temporary fencing to your land. Now we are ready to start with your Base Stage construction. This Stage will include site Set Outs, Site excavations, Underground Services and the preparation of the Base Slab. Once the Slab steel inspection is done the base stage will be completed by pouring the slab.
You are always welcome to hire your own inspector to inspect the steel work before the concrete is poured.
The Next Stage is getting your frame up. This is when your home really starts to come to life. The walls will be made and the trusses will be laid to form the skeleton of your house. This stage is completed with the completion of the Frame of your house.

One of the significant milestone in your house journey is the completion of the Lock up stage.
Once this stage is completed we can effectively "Lock up" your home. This means all the roofing and external cladding work is completed.
Once the House is locked from outside we can start bringing life to the house from the inside. This stage involved the completion of all the Rough ins, insulation, plastering, fixing of doors, the first coats of the paint, the kitchen cabinetries etc. You will see your color selections come to life.
The Final Stage of your home journey is the PCI. Your building supervisor will arrange your PCI approximately two weeks ahead of the completion of your home. On this day, you will meet with your building supervisor who will conduct an on-site inspection.
All the issues that will be raised by you in this inspection will be solved before a handover date is confirmed.
Congratulations! Your new home has been completed and is ready for you to move in.
On the day of settlement, you will meet your building supervisor who will conduct an on-site handover.
You will take ownership of the keys to your new home.
You will receive a hand-over pack with Compliance Certificates, warranties for your appliances and home care documents.
Six months after settlement we carry out the maintenance inspection in order to make sure that the house is in a top notch condition.
All the works that need attention during the Maintenance visit will be attended at an agreed time such that you & your family are not disturbed.
